After the property is secure, the preservation begins. Interior and exterior debris are removed according to client requirements. Any issues relating to HOA/COA and municipal code violations are rectified. The property is cleaned inside and out and repairs are made, if necessary, in order to restore it's value. Any needed landscaping is done, and abandoned vehicles are removed from the property.
As soon as a property is entrusted to Valley Construction Services, our goal is to protect and maintain the asset. First, we do a through inspection, then if the property is vacant, we change the exterior locks. If it is needed, we then board-up broken windows and doors temporally. We prefer to repair broken windows and doors as soon as possible, a boarded up window is like a sign that says "vacant".
Any potential hazards are taken care of, and the property is secured in accordance with all client guidelines.
Until a property is sold, it will need occasional maintenance to preserve and protect the value that we have worked to maintain. Lawn and yard maintenance is likely the biggest concern, however, there may be pool maintenance, interior inspections of water heaters and other systems that, when fail, can dramatically reduce the value of a property. The goal is to maintain the value of the house and to preserve the neighborhood aesthetics as well as the client's image and reputation.
We know that documentation is critical. We will always provide photos of all the work we have done, both before and after. Even if you do not initially require photo documentation, we will save everything and have it, just in case it is required in the future. We take pride in our reports and strive to give the client everything that they could ask for, so that they are completely informed about their asset.
